For over two years since early 2022, we have been marketing the assisted living facility to the mall visitors and customers.
We have shown the senior citizens the type of facility that covers amenities on the ground floor, including security, chapel, conference room, nurse stations, theatre, hair salon, gym, dining room, and private dining room in addition to administration and marketing staff.
We have been obtaining signatures from the seniors for pre-reservations, available upon request.
Marketing Plan
The marketing plan will follow the Health Trust feasibility and market study for the ALF.
Since this is a mixed-zone project, what we offer is very different than other facilities.
For example, the location of the facility is close to downtown Titusville and across from NASA and Space X, and our seniors can easily watch the launching of the rockets from the observation deck.

In between this facility on the South side, we have a clubhouse and a 2,500 Sq ft infinity pool. Across from the pool and the clubhouse, we will be building 240 units – 6-story apartment complexes.
The vision is to have an intergenerational mix of seniors and younger adults to mingle and enjoy conversing.
On the East side of this facility, we are building a 5-story, 153-room Cambria hotel (a part of the Choice brand that owns Radisson hotels) with a pool and an observation deck. The hotel has its own restaurant in addition to an attached 4,000 Sq ft of restaurant space (one of three restaurants) as well.
The parents (seniors) can easily register and lease at the facility, and their loved ones can stay at the hotel. If they choose, they can rent an apartment.
On the South side of the hotel, there are two additional restaurants: One sit-down restaurant at 5,000 Sq ft with roof seating of 2,000 Sq ft. The drive-through restaurant will be built as well with 3,000 Sq ft.
Economic Development
In the summer of 2023, ECFRPC was engaged by North Brevard Economic Development Zone (NBEDZ) to evaluate the mixed-zone project.
Choice brand (Cambria) will be investing $3.2M, and NBEDZ is projected to offer a grant of $2.4M incentive for this project.
The economic model concentrates on four economic impact indicators: employment, output/sales, personal income, and gross domestic product (GDP).
The development of this property will generate $43.6 Million in output/sales and $27.6 Million in personal income annually. It will also contribute $26.8 Million to Brevard County’s Gross Domestic Product.
Such information has been shared with Florida Senator Tom A. Wright, Senator Debbie Mayfield, Congressman Bill Posey, District 1 Commissioner Rita Pritchett, Titusville Mayor Dan Diesel, Vice Mayor Joe Robinson, City Council Jo Lynn Nelson, City Council Dr. Sarah Stoeckel, and City Council Herman Cole.

Current Marketing
At present, we are marketing the phase #1 project to mall shoppers and businesses such as the Flea Market and Antique Mall clients and customers. Both businesses are within the 145,000 Sq ft of existing mall space. There are billboards and marketing in place to bring in visitors and customers.
At the same time, we are reaching out to the Hispanic community in addition to the African American community.
Future Marketing Strategy
We will do massive marketing as we get closer to the groundbreaking to pull from Orlando (the second-largest entertainment city after Las Vegas), the port where the cruise lines are coming from all over the world.
